No matter which one fits, it starts as a conversation, not a pitch.

Thinking of selling

Ask what your home is worth. You get a plain answer from someone who works your street, not a lead form.

Looking to buy nearby

Tell me your budget, area and timeline. I book around your real schedule, not mine.

Already know me

Past client, neighbour, colleague from school — refer someone and I follow up myself, this week.

What happens when you ask

The whole thing, start to finish, so nothing is a surprise.

    You email

    The address, or your budget and timeline. Two lines is plenty, no questionnaire.

    You get real numbers

    What sold near you, and what it means for your house. Usually that evening or the next.

    We find a time

    Tuesday to Thursday evenings, or Saturday. School hours are out, and Sunday stays off.

    You decide

    If moving is not the right call this year, I say so. Either answer is a good one.

Being plain about where this stands: email is the way in today. The home value request, buyer intake, booking and referral pages are still being built.

I know these streets on foot, not from a portal. If you're a few towns over, ask anyway. I'll say plainly if it's outside what I do well.

I'm not chasing a leaderboard. A handful of conversations a week, done well, beats a hundred done badly. Here's when you'll actually hear from me.

Weekdays

Teaching PE, 9am–4pm. I'm not reachable during school hours.

Evenings

Tuesday–Thursday, after 5:30pm, I'm calling my list and yours.

Saturdays

Showings, open houses and appointments. Sunday stays off.
